A solo flipper in Portland was tracking 40 properties across two metros using 12+ Zillow saved-search tabs and a 6-tab Google Sheet of comps. Price drops were noticed days late. Neighborhood notes lived in a separate Notion doc.

- Enabled the price-weighted heatmap to see micro-hotspots within each ZIP.
- Turned on price-drop alerts on every saved property.
- Used the comparison view to weigh 3 finalists each week against neighborhood scores.
